Title insurance protects against losses that occur from defects arising prior to your ownership. Title to a property is considered unmarketable if not clear of defects such as liens, judgments, and unpaid mortgages. Once obtained, in the event of a problem, the title insurer will reimburse you for covered losses up to the face amount of the policy and any related legal expenses. The face amount of the policy is typically the purchase price of the property. An owner’s policy insures the buyer for as long you own the property.

When obtaining mortgage financing, your lender will also require it’s own mortgagee title policy which is issued contemporaneously at closing. Depending upon the county where the real property is located, the premium for a title insurance policy can be paid by either the buyer or the seller. We can advise you as to who normally pays the premium in your area and provide you with a timely good faith estimate.
